PURCHASE AND SALE DOCUMENTS FOR SELLERS

Title building Identities Tax Identification Documents Enfia via Taxis (usually the notary will ask for the Enfia of the last five years) Surveyor’s diagram (with an affidavit from the Engineer) certified by the Town Planning Department and a new survey if you need it done Map of the apartment certified by the Town Planning Office and a new one if arbitrary settlements have been made Tax information, indicating the property being transferred Building permit validated by the Planning Department Engineering certificate for arbitrary acts Original settlement certificates if there has been a change of use Energy Performance Certificate (EPC) Certificate from the competent tax office that the taxes have been paid (only if the title of acquisition is inheritance, parental benefit or donation) Certificate of Cadastral Property if the property is in the cadastral phase or a Land Registry Sheet and Extract if it belongs to an area where the Cadastral Survey has been completed Confirmation from the competent T.O.E.B. – G.O.E.B. that the water fees have been paid (only for parcels of land that fall under the operation of a land improvement organisation) Insurance certificate from IKA for freelancers and landowners TAP certificate from the Municipality, if there are settlements you will have with you to the Municipality and the settlements of the engineer and last paid PPC receipt, title, ID and VAT number

PURCHASE AND SALE DOCUMENTS FOR BUYERS

Identities and Tax Identification Documents If there is a first residence exemption Certificate of marital status E1+E2+E9 of the last 5 years from the Income Tax Office (unauthenticated) + solemn declaration of Law 1599/1986 with the following content: “The E1, E2 and E9 that I am submitting to you are the same as the ones I submitted to the competent tax office.” Declaration of the Law 1599/1986 (with content for the exemption of the first residence)

These are usually the purchase and sale documents required for the final contract. Depending on the individual case, additional documents may be required. These will be best told by the individual notary, what extra may be needed to complete the purchase and sale.
